In large part that decision was based upon concerns over preserving the natural gateway vista as one approaches Durham on Mast Road. Durham has partnered with others, expended millions of dollars preserving the natural state of the lands along Mast Road preserving the vista. The proposal before you presented by Peak falls far short of what is necessary to screen the monolith of a structure one is confronted with approaching Durham. Michael's use of "terrific" in describing Peak's proposal and the poor attendance of Planning Board members at the site walk suggests a misunderstanding of the importance of the issue to greater community. There have been a number of writing on the issue of gateway influence on community market appeal and real estate values. I offer the opinion that if the Planning Board approves the plan as proposed it will have a negative influence on the appeal of Durham and ultimately that can have a chilling influence on property values. I encourage the Planning Board to reject the planners support for the solution proposed by Peak and instead demand a solution that will effectively screen the development from view as one approaches on Mast Road. The developer has a multimillion dollar project permitted by Durham. If they are truly committed to Durham then they need to understand what they have proposed is not consistent in protecting the gateway to Durham.
