Change Elderly housing, single family; Elderly housing, duplex; and Elderly housing, multi-unit from not permitted to allowed by conditional use As for the second proposed amendment: a. Change Minimum Lot Area Per Dwelling Unit from NA to 35,000 sq ft. We are uncertain how that number was arrived at. It may be helpful for that to be explained at the meeting for the public. The original recommendation from the Planner on 2/11 was 4,200 sq ft, which was determined at a meeting of Town staff including the Planner, the Administrator, the Code Enforcement Officer, Legal Counsel, and the Economic Development Director. From 4,200-35,000 sq ft is a huge jump, and it doesn’t seem to take into account the reasoning or expertise of the Town staff involved in the original decision. Perhaps more discussion and consideration of alternate minimum lot dwelling areas is warranted. Lastly, it seems important that the PB plan carefully how these proposed amendments will be presented to the Town Council in light of the concern that similar amendments were denied by the Council in the fall. A succinct explanation of the differences and reasoning between the previous and current amendments would be helpful for all, especially since there will be two (maybe even 3?) Councilors who were not involved in the discussion/decision in the fall. Thank you for working to move the DBP project forward. Cathy and David Leach
